It has been confirmed that the mother of BTS member Suga currently owns land and a building in Hannam-dong, Yongsan-gu, Seoul. The estimated market value is about 17.3 billion won (11M USD). The property changed ownership in December 2022, and after more than two years of construction, the new building was completed this year. Because it is located near the actively redeveloping Hannam 3 District, some analysts suggest the purchase was made with potential redevelopment benefits in mind.
According to court registry documents and the real estate industry on the 4th, the corporation “Na-geum Co., Ltd.” purchased the land and building on December 29, 2022. The company is represented by Suga’s mother, Han Na-geum. With zero employees, it effectively functions as a personal company. The purchase price was reportedly around 10.8 billion won (7M USD) .
The original building was demolished, and construction began in 2023. The new structure, completed this year, consists of two basement floors and six above-ground floors with a rooftop. It is classified as a Type-2 neighborhood living facility, with a site area of 317㎡ and a total floor area of approximately 1,875.36㎡. Property ownership registration was completed in June, which is only possible after obtaining approval for building use.
Tenants have already begun moving in. On the first floor, Suga’s older brother, Min Geum-jae, has been running a restaurant called “Chompi” since November 11. Rumors that Suga’s brother appears at the restaurant himself have spread quickly, drawing crowds of foreign visitors on weekends. During a visit on this day, people taking photos outside the restaurant were noticeable.
A restaurant operates in the basement level, and a hair salon is open on the third floor. Lights were also on on the fourth and fifth floors, indicating that there are not many vacant units. Recently, Suga himself reportedly visited the building to check the surroundings and see whether any noise issues from construction remained.
Industry insiders believe the acquisition was a strategic move to benefit from the redevelopment of Hannam 3 District. Among Hannam Districts 1 through 5, District 3 is progressing the fastest, and with the building adjacent to the area, the activation of commercial businesses nearby is considered only a matter of time. Hannam 3 District is expected to be the largest redevelopment project in history, with total project costs exceeding 8 trillion won and 5,990 housing units planned for the Hannam-dong and Bogwang-dong areas. Hyundai Engineering & Construction is in charge of the project.
It is also speculated that the fact that many BTS members live in the area influenced the purchase. It is known that BTS members Suga, Jin, RM, and Jimin currently reside in Hannam-dong. A local real estate agent said, “I’ve long heard that BTS members prefer Hannam-dong,” adding, “There must be various reasons they chose this area.” Many top stars, including G-Dragon and Bae Yong-joon, also live in Hannam-dong.
