JYP Entertainment’s project to construct a new headquarters in Godeok-dong, Gangdong-gu, Seoul, is facing a potential cancellation. This situation arose after the Seoul Housing & Communities Corporation (SH) gained the ability to sell a park site adjacent to the planned headquarters location as land zoned for high-rise construction. JYP is concerned that if a high-rise building is erected next to its new headquarters, contrary to the original plan, key objectives such as ensuring privacy would be compromised. Consequently, the project has been put on hold, and JYP is currently reviewing its options, including the possibility of withdrawing from the project entirely.

According to a report by TenAsia on the 1st, SH sent a response to JYP on the 31st of last month stating that it would be difficult to revert the "self-sufficient support facility" site located in front of the planned headquarters back into a park. A JYP representative told TenAsia, "We received an official response from SH stating that restoring the park site to its original state is not feasible. We are currently reviewing various courses of action for the future." If SH proceeds with the sale of the land as planned, a high-rise building could be constructed right next to JYP's new headquarters.

The issue arose regarding a separate 13,261-square-meter site located just 20 meters south of the planned headquarters. The land in question, which had been designated as parkland when JYP purchased its own site, was rezoned for "self-sufficiency support facilities." This change in zoning classification allowed for the construction of an 18- to 19-story building with a floor area ratio (FAR) of 400% on that site, a height that would overlook JYP’s new headquarters.

In June, JYP stated, "We proceeded with the purchase based on our trust in the environmental conditions and business value of the land as disclosed at the time of the initial sale." The company added, "The unprecedented changes to the surrounding environment that have occurred since then pose significant risks and could severely disrupt our business operations, as well as compromise the privacy of our personnel and the physical security of our headquarters."

The company continued, "While we strongly desire the preservation of the environmental conditions that existed at the time of the initial purchase, we view this as a critical issue; if that is not possible, we may have no choice but to consider withdrawing." In effect, the company has made the restoration of the park site to its original state a key condition for continuing the project.

JYP’s new headquarters features a central courtyard design, with the building itself enclosing an open inner space. This layout shields the area from outside view, thereby protecting the privacy of the agency’s artists and employees, while still providing access to an outdoor environment. Plans included opening part of the courtyard to the public and linking it with the adjacent park to create a space that fosters interaction between the company and the local community. The design thus balances the need for privacy with the desire to create a point of connection with the public.

1. With that design, it’s a total bust if a high-rise goes up in front, so what kind of excuse is that?

Even if you call it an excuse, it’s perfectly understandable.
